SUPPORT FOR YOUR NEXT CHAPTER

Selling a home facing foreclosure in Maine.

A private conversation about your property, your timeline, and the real estate options in front of you.

ANDY & PATTI · MAINE REAL ESTATE

A conversation is a good place to start.

Falling behind on a mortgage can make every decision feel urgent. You do not need to have the house ready, the paperwork organized, or a plan figured out before talking with us.

We’re Andy & Patti Lord. Based in Windham, we help Maine homeowners evaluate a potential sale with practical guidance on market value, condition, preparation, and timing. We’ll start with what you want to accomplish—including whether you hope to keep the home—and identify where your lender or attorney needs to weigh in.

A PLAN THAT FITS THE PROPERTY

How we help you move forward.

Understand the potential sale numbers

We can prepare a comparative market analysis and an estimated seller net sheet. Current loan payoffs, liens, sale costs, and timing need to be confirmed before you rely on an estimate.

Consider condition without getting overwhelmed

We’ll discuss selling in the current condition versus making targeted improvements. We won’t assume that spending money on repairs is the right choice for you.

Coordinate the real estate steps

If a sale is appropriate, we’ll organize pricing, marketing, offers, and closing coordination with your lender, attorney, and title professionals.

BEFORE YOUR NEXT STEP

A few things to gather.

You do not need everything on this list before calling.

  • Gather notices and dates you have received; share legal deadlines with your attorney promptly.
  • Ask your mortgage servicer about your account and available loss-mitigation options.
  • Locate information about loans, other liens, taxes, and property condition.
  • Talk with us about your goals and a realistic property marketing plan.

FORECLOSURE & MORTGAGE STRESS · FAQs

Questions you may be asking.

Will listing my home stop a foreclosure?

No. Listing a property or contacting us does not pause legal deadlines or guarantee that a sale can close in time. Contact your servicer and a qualified Maine attorney promptly about your circumstances.

Do I have to sell?

Not necessarily. We can explain the real estate side of a sale, while your servicer, housing counselor, and legal advisors help you explore options for keeping the home or resolving the loan.

What if the home needs repairs?

Reach out before committing to projects. We’ll compare preparation options and discuss how condition may affect the buyer pool and pricing. An as-is sale still requires careful handling of the transaction and disclosures.

What if the proposed sale would not cover what I owe?

A potential short sale needs lender involvement and approval. It is not guaranteed, and legal, credit, and tax consequences should be discussed with your advisors. Andy’s SFR training supports our work on the real estate process.

Is the initial consultation free?

Yes. Our initial real estate consultation is private and comes at no cost. A conversation does not obligate you to list. Any later representation and compensation terms would be discussed in writing.
