Where do we start?

Start with a conversation with us about your budget, timing, location, and what matters most. We can meet over Zoom or in person and help you map out the next steps.

What do we need before touring homes?

We ask buyers to complete a consultation, review and sign our buyer agreement, and have a lender pre-approval before showings. Cash buyers can discuss proof of funds with us. We’ll explain the agreement and answer your questions first.

Should we get a home inspection?

We encourage buyers to understand the property’s condition before committing. A home inspection can help identify concerns and maintenance needs. Depending on the property, you may also want separate well, septic, radon, or other specialist evaluations. We’ll help you plan around the deadlines in your contract.

What happens after an offer is accepted?

We’ll walk through your contract’s deadlines and coordinate next steps, which may include earnest money, inspections, financing, appraisal, title work, a final walk-through, and closing. Your contract and lender determine the details.

What should we ask about a Maine lake home or camp?

Ask about owned frontage versus deeded access, year-round versus seasonal use, road maintenance, wells, septic systems, and any restrictions affecting your plans. We’ll help identify the questions and the appropriate local professionals to answer them.

selling

Selling your property

Thoughtful preparation. Local perspective.

How do you determine a listing price?

We review comparable sales, competing listings, your property’s condition and features, and your goals. We’ll explain our comparative market analysis and recommend a pricing strategy. A CMA is a market opinion, rather than a formal appraisal.

Should we renovate before listing?

Let’s talk before you spend. Sometimes cleaning, decluttering, small repairs, and presentation make more sense than a major project. We’ll help you prioritize based on your property, budget, and likely buyers.

Can we sell a home that needs work?

Yes. We can discuss an as-is approach and pricing that reflects the condition. Selling as-is does not eliminate applicable disclosure obligations or any inspection rights negotiated in the contract. We’ll help you present the property honestly.

Can we buy and sell at the same time?

Yes, but timing deserves a plan. We’ll talk through your current home, your next purchase, possible contract contingencies, and moving logistics. Your lender can help assess financing options and whether you need to sell first.

How long will selling take?

It depends on the property, price, market conditions, buyer financing, and contract terms. We’ll review current comparable activity and discuss a realistic plan without promising a specific sale date.

financing

Do we need a 20% down payment?

Not always. Some loan programs allow smaller down payments, depending on eligibility and the property. A lender can explain your available options, mortgage insurance, and total costs. Keep savings available for closing costs and other expenses, too.

Is pre-approval a guaranteed mortgage?

No. Pre-approval is a lender’s preliminary indication of what you may be able to borrow. Final approval depends on the lender’s review of your finances, the property, and any remaining conditions.

What are closing costs?

Closing costs are expenses involved in your loan and the property transfer, separate from your down payment. Your lender’s Loan Estimate helps explain expected charges. Ask for a complete estimate of the cash you will need at closing.

How should we compare mortgage offers?

Compare Loan Estimates for the same loan type, amount, and down payment. Look at interest, fees, monthly payments, and overall costs, along with the lender’s service and ability to meet your timing. A lower monthly payment alone does not tell the whole story.

Can you connect us with a local lender?

Absolutely. Use our preferred local lender link or ask us for an introduction. You’re free to choose the lender that best fits your needs. The lender will confirm programs, eligibility, and current terms.
